Are you scared?

Well Halloween is right around the corner. Its a scary time of year! For many Realtors this is the time of year they start FREAKING OUT. The dreaded winter months are right around the corner, the rush of the summer buyers trying to close before school starts is over, new listings are getting fewer and farther between and buyers are not coming through opens quite like they did during the spring and summer.

 
So what should you, as a new Realtor OR a seasoned Realtor be doing to ensure you are not starving during the winter? Dont forget, here in Nebraska many of us have MLS costs, licensing fees, etc that are all coming due.

GO BACK TO THE BASICS! Its what so many of us forget. We get so busy that we stop doing the things that gave us the business in the first place.

1. How does your database look? Do you have at least 300 people in it? WHEN WAS THE LAST TIME you spoke to many of them!? Get on the phone and start calling. A simple "Hey, this is Ashley Knudsen, I havent spoke to you in awhile, are things going well?" can go a long way. Spend a few moments catching up (if they want to talk your ear off, schedule time for coffee or lunch) and then before you hang up, ASK for the business! "One more thing, who do you know that is looking to buy, sell or invest in Real Estate?" Its not a hard question, people are not going to take offense to it, they are not going to be annoyed that you asked, its simple....just ask!

2. Connect with 10 new people each and every day. Start on one end of town and work your way to the other over a months time. Print a nice flier that explains your services, stick some business cards in your back pocket and head out on the town to meet potential clients!

3. When was the last time you called a For Sale by Owner? They are not scary people. They are generally more than happy to talk to you if you have something to offer. Put together a sample video of their home with the photos they have online or put together a nice flier and offer it to them as a gift. Build your name with them now so that when the property does not sell they will remember you!

4. Know the market. When agents are not busy showing homes, listing homes, putting together contracts, etc...the last thing that should be done is sit in the office and wait for the phone to ring. So you have made your calls for the day, you have met 10 new people, you have spoke to a FSBO, now get out there and preview some properties. The most gut aching feeling is when someone asks you how the market is or what is that house over on such and such street like inside and you cannot answer! Keep up on the market even when times are slow.
